403 Keele Mid-Rise
The design for this site proposes to demolish an existing gas station and service building on site and replaces it with an 11-storey mixed use purpose built rental building. Located at the heart of the Junction, this development project aims to transform a rough site into a cultural hub. The design is inclusive of rooftop amenity floor, containing retail and commercial uses at grade, along with residential uses at grade and above. The proposed residential count is 216 apartment dwellings, with lots of green roof space. This proposed development is designed to improve community connections, the existing street, open space, and pedestrian environment surrounding the property. Landscaping is designed adjacent to the pedestrian walkways to create an inviting public realm and to protect against adverse weather conditions to enhance pedestrian comfort.
Overall, the design of the building borrows material palettes from the neighbouring heritage buildings, contributing to the existing and planned residential, commercial, and mixed-use character of the area. Visually, the design offers a mixture of high-quality, durable, and sustainable façade materials – which come together to create patterns. Furthermore, vegetative plantings on all sides of the structure further enhance the appeal of the project.
