Barrie Mid-Rise

This site is in Barrie, a city outside the Greater Toronto Area poised for growth. An 8-storey mid-rise building with ground floor commercial and residential above, proposes a denser living typology relative to the single-family detached homes in the surrounding area. A series of vertical, masonry piers with subtle color variations reinforce a strong, grounded podium expression while simultaneously breaking down the long frontage into distinct blocks. The proposed development responds to the City of Barrie’s mid-rise design guidelines and intensification area urban design guidelines. Particular attention is paid to articulating a ground floor pedestrian zone that extends along the main street, around and through the ground floor connecting the entire site. Cascading step-backs above the podium levels help transition the mid-rise form down towards the residential neighborhoods to the rear.
