Cobourg

Cobourg Residences is Cobourg, Ontario’s first geothermally conditioned residential building, setting a new benchmark for sustainable rental housing in the region. Designed with both the environment and community in mind, this four-storey building blends modern innovation with the small-town charm that Cobourg is known for.

The building offers 71 thoughtfully designed rental units, ranging from studios to two-bedroom + den layouts. Oversized windows flood the interiors with natural light, while private terraces with glass railings provide unobstructed views. Indoor and outdoor amenity spaces foster community interaction and promote a healthier lifestyle for residents.

Drawing inspiration from the town’s historic three-storey masonry buildings, Cobourg Residences incorporates locally sourced brick in three distinct colors. The façade’s vertical step-backs and serrated detailing add depth and character, respecting the local context while introducing a modern touch. Modular prefab construction ensured an expedited building process without compromising quality or design integrity.

Sustainability is at the core of Cobourg Residences. Powered entirely by geothermal energy for heating and cooling, the building achieves over 70% savings in greenhouse gas emissions, preventing the release of 52 tonnes of CO₂ annually. Other features include EV charging stations, keyless entry for enhanced security, and an indoor parking garage with 80 spaces for residents and visitors.

Located in the heart of Cobourg’s vibrant downtown, the residence is steps away from Cobourg West Beach, Victoria Hall, and the Public Library, as well as local shops, restaurants, and cultural destinations. With easy access to Highway 401 and Northumberland Hills Hospital, Cobourg Residences offers the perfect balance of small-town living and urban convenience.

Cobourg Residences is more than just a building—it is a thoughtful response to today’s housing and climate challenges. By providing much-needed purpose-built rental housing that is both sustainable and contextually sensitive, it reflects Studio JCI’s ongoing commitment to creating meaningful, future-proof design solutions.
