College Street Mid-Rise
Located along College Street in the west end of Toronto, this eight-story mid-rise building extends the fine-grained retail streetscape of Little Italy westward. The mid-block site was formerly occupied by a used car dealership and low-rise apartment block. They are replaced by a combination of affordable and market rate rental units with two story, townhouse style condominiums at the penthouse level. The massing has been divided into a series of brick bays that reflect a continuation of the existing street fabric. The bays are also articulated at grade and allow for a variety of retail configurations while maintaining the rhythm and cadence of a typical retail avenue. The building follows the typological precedent set out by the city’s Mid-Rise Design Guidelines. The massing is terraced to the south transitioning to low-rise neighborhoods.
The project targets Tier 2 performance under the Toronto Green Standards. The design features a high-performance envelope, energy recovery ventilation units within each suite for high quality and efficient HVAC, and enhanced bicycle and electric vehicle parking resources.
