Cooksville High-Rise West
A Rising 18-storeys on Novar Road, Agnes Street and Dundas Street West, this mixed-use proposal exemplifies the City of Mississauga’s new urban vision. The high-rise massing is influenced by mid-rise forms in the manner it addresses the lively Dundas Street frontage and the slowly densifying residential neighborhood along Novar and Agnes Street. Setbacks in the massing and cladding choices match the materials, rhythms, and height datums of the adjacent streets.
The high-rise form establishes critical density while developing a human scale and context at grade. The proposal contains over 400 units of a variety of unit types and thoughtfully designed outdoor amenities. A covered drop-off area on the ground floor divides the commercial and residential zones and allows for light and views through the site. Commercial units along Dundas Street ensure a continuously active street, positively contributing to the Cooksville community, while the natural slope of the site allows for two-storey town houses along the secondary, residential frontages
Additionally, podium uses a pattern of semi-enclosed and projecting balconies to break up the scale of the façade.
