Main St Mixed-Use
Located at the prominent intersection of John St and Main St, the project is a redevelopment of what was previously a Shell gas station (decommissioned prior to 2005). On the currently vacant site, our proposal brings an 18-storey mixed-use building that occupies the full extent of the site. It has been redesigned within the previous zoning envelope, adding balconies, updated unit mix, rooftop amenities, a new tower form, and articulation of brick limestone without podium design.
The building will feature flexible commercial and retail space at the street level, and exterior ground-level patio space that blends into the accessible pedestrian streetscape, enhancing the human-scale connections at the intersection. Furthermore, there are rooftop amenities with great views – the interior spaces connect with the landscaping features of the exterior spaces.
The play in the structure's materiality is a strategy employed to manage the building’s apparent mass and accentuate the design of the facades. The choice of limestone is a direct reference to the court building adjacent to the site and the textured brick connects to the more historic brick fabric buildings around the site. It features a Corten front entrance and additional Corten accents in the landscape features on the ground floor, tying the unique design together.
Overall, the proposal is for an exciting and upcoming project for Hamilton’s downtown core, which serves the City’s economic engine. Within walking distance of the site, are many community amenities including institutional, retail, commercial, restaurants, Hamilton GO, Theatre Aquarius, and Gore Park.
