The East Mall Community
Situated in the bustling West Deane Park neighbourhood along the rapidly developing Highway 427, this 541,000-sf residential campus is the firm’s most ambitious project to date. The East Mall Community delivers the residents of Etobicoke with over 800 residential units to address the rising housing need of the neighbourhood. The design approach centers around vehicular circulation from the highway and pedestrian circulation from the existing West Deane Park neighbourhood.
Comprise of two proposed volumes, the 25-storey high-rise tower faces the urban infrastructure, and the 9-storey mid-rise form responds to the existing low-rise brick homes of the neighborhood. These expressive volumes strive to establish a critical threshold for the area and create a smooth transition from the city scale to the neighbourhood scale. This massing strategy also allows the development to be constructed in phases – introducing the elegant high-rise tower in its first phase. Surrounding these two volumes is the generous private green space that also acts as a buffer between the residential development and the highway to mitigate noise and visual impact. High-quality indoor and outdoor amenity spaces are scattered between the buildings to create and foster a strong community.
